In Russia, over three thousand housing sale and purchase transactions were challenged in 2025 on the precedent, related to the lawsuit of singer Larisa Dolina, Baza Development reported. Court decisions in such disputes often lead to the return of apartments to sellers and financial losses of buyers. This is reported by TASS.

The founder of the development company Baza Development Mark Zavodovsky noted that the number of processes related to the "Dolina case" has reached several thousand across the country. The courts in a number of cases recognize transactions invalid, as a result of which the property is returned to the original owners, and buyers are left without housing and sometimes with valid mortgage obligations.

According to the expert, the new phenomenon was the result of ambiguous practice of interpretation of the scheme of sale and registration of rights to apartments on the precedent formed after the dispute between the singer and the buyers of her real estate. Zavodovsky specified that the sellers on the results of such trials retain both the apartment and the funds received earlier. For the buyers themselves the consequences can be serious: from the loss of real estate to criminal cases, which are initiated in some cases.

The current practice, according to experts, creates additional risks when buying housing in the secondary market. Some buyers prefer new buildings or postpone transactions until clear legislative guarantees and unified legal protection mechanisms appear.
